SOLD! 587 acres +/- of timberland and recreational land for sale near Livingston, in Sumter County,
Alabama. This tract is located in one of the best areas for trophy whitetail deer and outdoor recreational opportunities in Alabama’s Black Belt. The proof is that your neighbors are Dream Lakes Lodge, a premier fishing destination, and the famous Southern Sportsman Hunting Club. Having such quality sporting facilities adjoining this property is proof positive of its ability to be a premier hunting tract. The main focus of this property has been timber production, but as you know if soils will grow timber well they will also support great habitat for growing wildlife.

The property has been institutionally managed for timber production for many years. The soils have a good site index for timber growth, and the soil reports are available in the attachments below. There are several age classes of pine plantation on the tract. The sellers provided the following estimate of acreage and age classes:

  • 50.5 acres +/- of pines planted in 2015
  • 99.5 acres +/- of pines planted in 2014
  • 195.5 acres +/- of pines planted in 1996
  • 78.6 acres +/- of pines planted in 1987
  • 156 acres +/- of natural mixed pines and hardwoods
  • 6 acres +/- of food plots

The property has access from 3 different roads, Alabama Highway 28, County Road 22, and Moore Town Road. Power and water are available to the property, and there are good cabin sites on the tract. Miles of good internal roads and trails lead throughout the tract. There are numerous food plots and stand sites for hunting strategically located in the property. The habitat is diverse, providing cover and bedding areas, hardwood drains for feeding, and large pine plantation. It would be possible to open some of the larger pine stands and create a great quail course.

The topography is gently rolling, with some undulations, but nothing to severe. The soils are good for growing timber, and does not have much chalky land which is common in the area. Several small creek branches flow throughout the tract, providing water sources for the wildlife, and there is a larger creek on the west side of the property.

Finding a premier property in the right location is extremely important, and this tract fits the bill. The property is located 6 miles east of Livingston, and is conveniently located close to Interstates 20/59. Tuscaloosa is 1 hour to the north, Birmingham is about 1 hour 45 minutes, Meridian is 45 minutes to the west, and Demopolis is 25 minutes east.
